Brilliant service - easy to deal with and decent pricing. Due to the orientation of our house, it doesn’t get sun on the back and so when the rendering gets wet it doesn’t dry off properly, allowing algae to grow. LBC were able to clean it all off and apply biocide to help prevent it growing back (added bonus, when this ran off it completely cleaned out patio too). As you can see from the before and after, the house looks brand new again! We used this company for exterior render soft wash and the end results werefantastic. We had one wall needed further cleaning with stubborn black stains from the chimney lead flashing but was high to reach and the company head Conan was very helpful and sent another team to complete the job with cherry picker and was cleaned immaculately by two great guys Keiran and Nash.. Very happy with the results and highly recommend.. Ask for Keiran and Nash team..! Will use again.Posted on Google Jay MarctayTrustindex verifies that the original source of the review is Google. I attempted to DIY pressure wash our 150 year old house to remove the carbon from the brick, this did nothing to remove the stain and just damaged the wall. I’m so glad I stopped and decided to hire LBC Exterior Cleaning. Nathan and Harvey were professional, friendly and made light work of our brickwork. The carbon literally melted off the wall!Posted on Google James GardnerTrustindex verifies that the original source of the review is Google. Great service and excellent operator, Misha was awesome 👌

Safe Softwashing for Kingston Homes: Exterior Render Cleaning from Surbiton to Coombe
Kingston upon Thames sits at a unique crossroads of property types that makes render cleaning here more varied than most South West London boroughs. The borough has a diverse mix of Victorian and Edwardian period homes, 1920s and 1930s properties, and contemporary riverside flats built this century all within a borough that borders Richmond Park, hugs the Thames for several miles, and contains conservation areas running from Surbiton’s Victorian town centre to the large detached homes of Coombe Hill and Kingston Hill. The river is what makes Kingston distinct: properties along the Thames and its surrounding streets face sustained moisture from river air that accelerates organic growth faster than comparable inland boroughs. LBC Exterior Cleaning uses softwash biocide and DOFF steam cleaning at low pressure across all of it, with experience spanning Kingston’s conservation areas, its period Victorian stock and its high-value riverside and hillside properties.
Appropriate Kingston Render Cleaning Method
The right method depends on the render type, the property’s location relative to the Thames, and whether it sits within one of Kingston’s conservation areas.
Low-pressure biocide treatment kills algae, moss and lichen at root level, washing clear over 1 to 4 weeks. The correct method for pebbledash, sand and cement render, and modern acrylic finishes on riverside developments. On Thames-facing properties, biocide treatment after cleaning is essential — without it, the elevated riverside moisture means organic growth returns within months.
High-temperature steam at very low pressure with no chemical use. Used for listed and conservation area properties, historic render with deeply embedded organic staining, and surfaces on Coombe Hill and Kingston Hill where atmospheric carbon from Kingston’s road network combines with tree-shaded moisture retention.
Steam first to lift embedded staining, then biocide to prevent regrowth for 3 to 5 years. LBC’s standard recommendation for riverside and period properties where both organic growth and atmospheric soiling compound each other.
How Does LBC's Render Cleaning Service Work?
We assess render type, conservation area status, proximity to the river, soiling level, surface area and access requirements on-site or from photos. You receive a fixed price with no surprises on the day.
Kingston’s range of properties from tight Victorian terraces off Fairfield South to large detached homes on Coombe Lane West and multi-storey riverside developments near Kingston Bridge means access requirements vary considerably. We select the right method: rope access, cherry picker or telescopic equipment, and handle all logistics at no additional administrative cost.
Biocide is applied to all treated surfaces at low pressure. Where DOFF steam is required, this is completed first to lift embedded staining before biocide treatment is applied.
Full walkround before we leave. You receive before-and-after photos and written aftercare guidance.
How Do You Know If Your Render Needs Cleaning?
- Green staining running downward from window ledges, roof edges or gutters
- Heavy or rapidly recurring algae on Thames-facing or riverside-adjacent elevations
- Black patches on north-facing or tree-shaded rear and side elevations
- Yellow or brown discolouration on pebbledash or roughcast panels
- Chalky or powdering surface where render has lost its original colour intensity
- Biological growth beginning beneath paintwork on historic render in conservation areas
On Kingston’s riverside and Thames-adjacent properties, the most telling sign is organic growth that returns quickly after cleaning — a pattern caused by sustained river moisture rather than inadequate cleaning. The solution is not more frequent cleaning but biocide treatment that addresses regrowth at the root. On the Coombe Hill and Kingston Hill properties, the equivalent pattern is persistent shaded-elevation staining that worsens year on year as the tree canopy matures. The earlier exterior render cleaning services in Kingston are applied correctly, the longer each treatment holds.
What is the best method for cleaning render in Kingston?
For pebbledash and sand and cement render on Victorian and Edwardian terraces: softwash biocide. For riverside properties where moisture accelerates growth: softwash biocide with full biocide treatment applied after cleaning. For listed or conservation area properties with embedded staining: DOFF steam first, then biocide. High-pressure washing is not appropriate for any of these surfaces.
With professional softwash and biocide treatment, organic regrowth is typically prevented for 3 to 5 years. Thames-facing and riverside properties may need attention at the shorter end of that range due to sustained river moisture. Properties with significant tree canopy on Coombe Hill or Kingston Hill may also see faster regrowth on shaded elevations.
