Brickwork which is not cleaned will begin to change in appearance for example the brickwork could begin to appear black or green from organic growth growing on the surface. Brickwork which is not cleaned can also lead to more established organic growths such as vegetation or even climbing ivy.

The best method for cleaning brickwork is using steam cleaning equipment. This is equipment that cleans using high temperature and low pressure water. That’s why you will often see the DOFF system recommended on tenders where brick, stone or building cleaning and restoration is required. The DOFF system is a piece of steam cleaning equipment.

A typical Victorian terrace front can be done in half a day. Larger commercial buildings, or properties with heavy carbon staining that needs chemical pre-treatment, may take two to five days. We’ll give you a realistic timeframe as part of the quote so you can plan access accordingly.

Not always and this is worth taking seriously. Victorian and Edwardian bricks are often softer than modern equivalents, and the wrong acid concentration, or leaving it on too long, can permanently damage the brick face. Acid that gets onto glass or window frames can etch them irreversibly.

You can give it a go with a stiff brush and water for light surface dirt. But for carbon staining, cement splashes or biological growth, DIY cleaning usually makes things worse or damages the brickwork.

High-pressure washers are the most common cause of DIY damage: they erode pointing, force water into the wall and can fracture the brick face on older properties. Getting it done professionally from the start is almost always cheaper than fixing DIY damage afterwards.

Most London properties benefit from a brick clean every five to ten years, depending on the level of pollution, the type of brick and how exposed the building is. Properties near busy roads or in areas with high traffic pollution tend to need cleaning more frequently. Victorian and Edwardian properties in central London often show visible carbon build-up within ten years of their last clean.

In most cases, no. However, if your property is a listed building or sits within a conservation area, it’s worth checking with your local planning authority before work starts. Types of Brick Staining We Remove in London

Carbon Staining (Black Pollution)

This is the most common problem on London brickwork, decades of traffic pollution settling on the surface and turning the brick face black or dark grey. Carbon staining can’t be shifted by steam alone. We apply a specialist carbon removal product first, then follow with the DOFF steam system to lift and rinse it away. The result: brickwork back to its original colour.

Cement & Scaffold Staining

Building work leaves marks. Cement splashes, mortar smears and scaffold rash the layers of building dust that settle at scaffolding heights are some of the most visible forms of contamination we deal with. Steam cleaning combined with appropriate chemical treatment removes this without damaging the underlying brick.

Organic Growth - Algae, Moss & Ivy

Green or black biological growth on brickwork isn’t just cosmetic. Left untreated, it retains moisture and accelerates the deterioration of both the brick and the mortar joints. Ivy root systems are particularly damaging; they work into joints and can cause cracking over time. We remove the growth, treat the surface and, where necessary, recommend repointing to seal any damage.

Paint & Graffiti Removal

Removing paint from brickwork is one of the trickier jobs. Get the method wrong and you damage the brick face permanently. We use DOFF steam in combination with paint softeners matched to the specific paint type. For masonry paint on older properties, the process is slower and more careful, but the results are clean and damage-free.

Efflorescence & Salt Deposits

White powdery deposits on brickwork efflorescence are caused by water carrying salts to the surface as it evaporates. It can look alarming but is usually treatable. Our TORC system is particularly effective here, gently removing the deposits without abrading the brick face.

How We Clean Brickwork

Every brick cleaning job starts with a proper look at what’s actually going on. The stain type, the brick age, the pointing condition and the access situation all affect which approach we use. Here’s what to expect:

Step 1 — Survey & Quote

We assess the building in person or from photos and give you a clear, itemised quote. No obligation. We’ll tell you exactly what cleaning method we’re planning to use and why.

Step 2 — Access & Protection

We protect windows, doors, surrounding paving and any vegetation before we start. If we’re using acid or chemical treatments, all adjacent surfaces are masked off; acid used for brick cleaning is strong enough to etch glass permanently if it gets where it shouldn’t. We have our own cherry picker and scaffold tower; our team are IPAF and PASMA trained and qualified.

Step 3 — Test Patch

On all but the most straightforward jobs, we do a test patch in a less visible area first. This confirms the method is producing the right result before we commit to the whole building.

Step 4 — Clean

We carry out the cleaning using the method that’s right for the stain and the brick type. For most jobs that’s DOFF steam superheated water at 150°C delivered at low pressure, leaving the brick face and pointing intact. For heavier carbon or calcium deposits we bring in TORC or IBIX. For paint removal, DOFF is combined with specialist paint softeners.

The DOFF system is approved by Stonehealth, the same organisation that manufactures the equipment. It’s recommended by English Heritage and is the method specified on many heritage and conservation tenders across London.

Step 5 — Rinse & Check

Once the cleaning is complete, we rinse the surface thoroughly, remove all protection and do a walk-around with you to make sure you’re happy with the result. If there’s anything that doesn’t meet your standard, we sort it before we leave.
