About Our Commercial Gutter Cleaning Service
Blocked gutters are the leading cause of water damage to commercial properties in the UK. When gutters fail, rainwater backs up and overflows, seeping into brickwork and causing damp, structural damage, and expensive repairs often with little warning.
LBC Exterior Cleaning has been protecting commercial buildings across London for over ten years. We work with property management companies, housing associations, office landlords, schools, and facilities managers who need a reliable gutter cleaning service they can trust with documentation to prove the work has been done correctly.
Every job we carry out includes a free roof survey, a full written report with before and after photos, and a water-flow test to confirm the gutters are draining properly. We use our own 22-metre IPAF-certified cherry picker and SkyVac industrial vacuum systems so in most cases we can clean your gutters completely from ground level, with no need for scaffolding.
Commercial gutter cleaning costs vary based on building size, height, access required, and how much debris has built up. Smaller commercial properties typically start from around £250 + VAT. Larger buildings, multi-storey blocks, or properties needing cherry picker access are quoted individually. We always provide a written, fixed-price quote before any work begins — no hidden charges. Fill in the form above or call 020 8088 0611 to receive a tailored quote within one business day.
At minimum, commercial gutters should be cleaned twice a year typically in late spring and late autumn. Buildings near trees, flat-roofed properties, or buildings with heavy moss growth on the roof may need cleaning every three to four months. We advise on the right frequency for your building after the initial free roof survey.
Every commercial gutter clean includes: a free roof survey before work begins; complete removal of all debris from gutters, valleys, and downpipe swan-necks; a check and test of all downpipes to ground-level drains; repair of minor joint failures where materials allow; a full water-flow test; before and after photographs; and a written report delivered within 5 working days. Waste removal from site is included as standard.
In most cases, yes. We use SkyVac industrial gutter vacuum systems with telescopic carbon-fibre poles that reach gutters up to four storeys high from ground level. A wireless camera at the top of the pole lets our operatives see exactly what they are clearing in real time. For taller buildings, heavily blocked systems, or where manual access is needed, we use our own 22-metre IPAF-certified cherry picker which is significantly faster and cheaper than scaffolding.
Yes a full written report is included with every commercial gutter clean as standard. It contains timestamped before and after photographs of all gutter sections, a record of completed works, any issues identified such as damaged sections or blocked drains, and recommendations for future maintenance. This is especially useful for compliance, insurance purposes, and building management audits.
Yes. All operatives who work on our cherry picker hold current IPAF (International Powered Access Federation) licences, which are a legal requirement for operating mobile elevated work platforms. We are also Constructionline Gold members, CHAS accredited, SafeContractor approved, and PASMA certified. Copies of all accreditations are available on request.
Yes. Our own cherry picker has a working height of 22 metres approximately five storeys. For taller buildings, we arrange appropriately rated access equipment through our specialist partners. We have extensive experience on multi-storey apartment blocks, office towers, schools, and heritage buildings across London.
