The Service

What Is Included in Our Glass Facade Cleaning Service

At LBC Exterior Cleaning, we understand that the appearance of your commercial building speaks volumes about how it is managed. A clean glass facade creates a great first impression, protects your glazing investment, and keeps your building looking its best all year round.

We cover every piece of glass on the building, not just what is easy to reach. From structural glazing and curtain walling to atriums and post-construction residue, our team cleans to a consistent, streak-free standard using the right access method for every section of the building.

Structural Glazing and Curtain Walling

Full height glass facades, unitised curtain wall systems and stick systems cleaned using access methods and chemistry specific to the glazing type. We match the technique to the system every time so there is no risk of damage to coatings or seals.

Point-Fixed and Frameless Glazing

Bolt-fixed glass, spider glazing and frameless systems need specific low pressure techniques to protect fixings and silicone joints. Our team has experience across all types of architectural glazing so you can be confident the right approach will be used.

Atria and Internal Glazed Structures

Glass roofs, internal atria and covered walkways are included as part of a complete facade clean. We select the right access method for enclosed and overhead glazing where external access is not possible.

Frame, Seal and Sill Cleaning

We clean window frames, seals and sills as part of every visit, not as an extra. A spotless pane in a dirty frame is not a finished job. We also report any seal failures or glass damage we spot during the clean so you can act on it quickly.

Post-Construction Glass Cleaning

Construction residue, silicone smears, mortar splatter and protective film removal are carried out as part of practical completion programmes. We clean to a handover-ready standard and work alongside main contractors and site managers to fit around programme dates.

Planned Maintenance Contracts

Most commercial buildings benefit from quarterly cleaning. We set up planned maintenance contracts with fixed pricing, advance reminders before every visit and a dedicated account manager throughout so you always know who to call.

How We Do It

Cleaning Methods We Use on Glass Facades

Not every glass facade can be cleaned the same way. We assess your building and select the safest, most effective access method for every section of glazing.

Rope Access and Abseiling

Our rope access team abseil from anchor points at the roof to clean every panel at close range. This is often the most cost effective method for high rise buildings, irregular elevations and sites where a cherry picker cannot safely reach or manoeuvre. We have used this method at schools, offices and residential towers across London.

Cherry Picker and MEWP

We have our own company cherry picker and our team are IPAF trained and qualified to operate it. For mid rise buildings and sites with suitable ground access we bring our MEWP to the job. Our operatives carry out a full risk assessment on every visit before any elevated work begins.

Reach and Wash Pure Water

Carbon fibre poles deliver 100% purified water to the glass for low to mid level glazing. No chemicals, no streaks, no ladders on the ground creating trip hazards. Purified water leaves no residue as it dries so the glass stays cleaner for longer between visits, which means better value over the course of a maintenance contract.

Why It Matters

Dirty Glass Facades Cost More Than You Think

A dirty facade is not just an aesthetic problem. It is a structural and financial one. Leaving glass uncleaned causes damage that gets more expensive to fix the longer it is left. Here is what is actually happening to your building when it is not being cleaned properly.

Prevents Permanent Glass Damage

Mineral deposits, acid rain and bird fouling etch into the glass surface over time. Once embedded these stains cannot be cleaned off and the glass has to be replaced. Regular professional cleaning stops this before it becomes irreversible.

More Natural Light in the Building

Pollutant build-up can reduce the amount of light coming through the glass significantly. Regular cleaning restores daylight to the building interior, which reduces artificial lighting costs and makes the space a much better place to work.

Protects Your Seals and Glazing System

Dirt and organic growth around glass edges and joints degrades silicone seals. Failed seals lead to water ingress, misted units and expensive repair programmes. Cleaning removes the build-up before it gets to the seal.

Keeps You Compliant with Your Lease

Most commercial leases require the landlord or managing agent to maintain the building exterior to a defined standard. Documented cleaning cycles give you the audit trail you need for insurance, lease compliance and planned maintenance reviews.

Protects the Value of the Building

A clean facade signals a well managed asset. It supports rental values, lease negotiations and the perception of quality for tenants and their clients. A dirty exterior works against all of that before anyone has even walked through the door.

Spots Problems Early

Our operatives work at close range across every panel. They regularly pick up seal failures, cracked glass or frame corrosion that ground level inspection misses entirely. Early reporting saves significant money on repairs further down the line.

Our Process

How Our Glass Facade Cleaning Contract Works

From your first call to an ongoing clean building, here is exactly what to expect when you work with LBC Exterior Cleaning.

Free Site Survey

We visit your building to assess the glazing system, access requirements and soiling levels. There is no cost and no obligation.

Clear Proposal

You get a fixed price proposal with recommended access method, cleaning frequency and full documentation. No hidden extras and no vague pricing.

Scheduled Cleans Begin

Our trained operatives arrive at the agreed time and clean every panel, frame and sill on the elevation to a consistent high standard.

Quality Check and Report

A senior technician signs off the clean and reports any glass or seal damage identified. Your account manager keeps standards high on every visit.

No Disruption

We Work Around Your Building and Occupants

High access cleaning on an occupied commercial building needs careful coordination. We plan every visit around your occupants, your tenants and your site access requirements so the work gets done with no disruption.

Early Morning and Out of Hours Cleans

We regularly clean commercial facades before staff arrive, in the evenings or at weekends so your building operations are not affected during normal business hours.

Quarterly and Bi-Annual Contracts

Most commercial facades benefit from quarterly cleaning. We recommend the right frequency based on your building location, glazing type and pollution exposure after we have done the site assessment.

One-Off and Post-Construction Cleans

Pre-opening cleans, post-construction residue removal and emergency cleans after severe weather are all covered alongside our planned maintenance contracts.

Dedicated Account Management

You get a single point of contact throughout your contract. Advance reminders before every visit, one invoice and a consistent standard of work every time. No chasing, no guessing when we are going to turn up.

Safety and Compliance

Fully Insured, Trained and Compliant

Working at height on an occupied commercial building carries real risks. Every LBC operative complies with the Work at Height Regulations 2005. Full risk assessments are completed before any elevated work begins. Our team are IPAF trained and qualified to operate cherry pickers and MEWPs. If a scaffold tower is required our team are PASMA trained and qualified. We carry comprehensive public liability insurance and provide all documentation on request for procurement, insurance and facilities management purposes.

FAQ

Frequently Asked Questions

For most commercial buildings in urban areas we recommend quarterly cleaning. Buildings near busy roads, in heavily polluted locations or with large glass facades tend to accumulate grime faster and benefit from more frequent visits. We will recommend the right frequency based on your building after the initial site assessment.
We select the method based on the building. For mid rise and accessible glazing we use reach and wash, delivering purified water through carbon fibre poles. For high rise or complex elevations, our rope access team descend from the roof and clean at close range. Our own company cherry picker is used where ground conditions allow. For heavily soiled panels with mineral staining or silicone smears we use specialist glass-safe detergents with soft-wash techniques. No abrasives and no high pressure washing directly on glass.
Yes. All LBC operatives working at height comply with the Work at Height Regulations 2005. Our team are IPAF trained and qualified to operate MEWPs and cherry pickers, and PASMA trained and qualified for scaffold towers. We carry comprehensive public liability insurance and complete full risk assessments before any elevated work begins. All documentation is available on request.
Window cleaning typically covers accessible glazing using standard methods. Glass facade cleaning is a specialist discipline covering the entire building exterior including structural glazing systems, curtain walling, frames, seals and cladding interfaces, using high access equipment and techniques suited to the specific glazing type. Not all window cleaning companies have the training, equipment or insurance to carry out facade work safely.
Yes, that is a standard part of how we operate. We regularly clean commercial buildings early in the morning before staff arrive, in the evenings and at weekends. We coordinate with your facilities team or site management to make sure the cleaning schedule fits around building use and causes no disruption to occupants.
Projects typically range from a few hundred pounds for smaller mid rise buildings to several thousand for large high rise or heavily soiled facades. The main cost drivers are building height, total glass area, access method required, level of soiling and service frequency. Planned maintenance contracts are significantly better value per visit than one-off cleans. We provide fixed price quotes following a free site survey so contact us to arrange one.
Yes. We have experience working with Pilkington Activ, Saint-Gobain Bioclean and other photocatalytic self-cleaning coatings. These need specific low pressure techniques and pH neutral cleaning agents to preserve the hydrophilic coating. Our team checks glass specifications before any chemical is applied and we never use abrasive or alkaline products on coated glazing.
