Concrete roof tile recoating

If your looking into roof coating and roof painting for your roof tiles your probably unhappy with the condition and appearance of the tiles. Concrete roof tiles are known for deteriorating over time, loosing their top surface especially when they are dip dyed. This top surface not only gives the tile it’s colour but it also helps the water to run off the tile. When this top layer is gone and your back to bare concrete the tile is more porous meaning more likely to hold water which acts as a catalyst for moss and organic growth. Moss loves damp and humid conditions for growth. It loves shade ad north facing roofs. It also loves porous surfaces just like concrete tiles.

Often roof cleaners can mistakenly be blamed for stripping the colour from the top of the tile but if you look closely and see any areas where moss has already fallen off you can see colour loss to the tile.

If you look at the reverse side of a piece of moss you might even see the coloured granules that have been taken from the syrface of the tile.

A full roof replacement might cost in the tens of thousands of pounds and seem a bit excessive especially since the tiles are structurally sound.

Luckily there is another solution.

After careful cleaning to remove all organic matter and staining on the concrete tiles and allowed to fully dry. The tiles can be preofessionally resprayed using an industrial airless sprayer and a high quality roof coating like the Climashield roof coating from Smartseal

Roof Spraying & Recoating Services: Restore, Protect & Transform Your Roof

This specialist service not only revives your roof’s appearance but also extends its lifespan, giving you the benefits of a brand-new roof at a fraction of the cost.

What Is Roof Spraying (Roof Coating)?

Roof spraying, sometimes referred to as roof coating or roof painting, involves applying a high-performance liquid coating directly onto your existing roof tiles.

  • The process begins with a deep clean to remove moss, algae, and dirt.
  • Once prepared, multiple coats of protective paint or coating are sprayed onto the tiles.
  • The result: a roof that looks like new, resists water, and is shielded from harsh weather and UV damage.

This service is especially effective for concrete roof tiles, giving them new strength and colour without the need for costly replacements.

The Benefits of Roof Spraying

 Cost-Effective Alternative to Roof Replacement

Roof recoating is far more affordable than replacing an entire roof, making it a smart choice for homeowners looking to refresh their property without breaking the bank.

 Instantly Improves Kerb Appeal

Faded or discolored tiles can make your home look tired. Spraying restores vibrancy and enhances the overall look of your property.

 Longer Roof Lifespan

A high-quality coating acts as a protective barrier against UV rays, moisture, and general weathering, helping your roof last for many more years.

 Water Resistance & Protection

Many coatings are water-repellent (sometimes even super hydrophobic), preventing rainwater from soaking in and reducing the risk of leaks or damp issues.

 Durable Yet Breathable

Modern coatings are flexible, meaning they can move with temperature changes. Some are breathable too, allowing trapped moisture to escape – preventing tile damage.

Roof Coating Roof Painting Frequently Asked Questions

How long does roof spraying last?

A professionally applied coating can last 10–15 years, depending on the product used and exposure to weather.

 What colours are available?

We offer a wide range of colours – from traditional tile shades (red, brown, grey) to more modern, sleek finishes. ( see the above colour chart for full range of colours available for the climashield product)

Will spraying stop moss from growing back?

While no treatment can prevent regrowth forever, roof coatings create a protective barrier that makes it harder for moss and algae to stick, keeping your roof cleaner for longer.

 Can any roof be sprayed?

Roof spraying is ideal for concrete tiled roofs. Clay, slate, or heavily damaged roofs may not be suitable – we always carry out an inspection first.

Is roof spraying worth it compared to replacement?

Yes – spraying costs significantly less, is faster, and far less disruptive than replacing a roof, while still providing protection, durability, and improved aesthetics.

Most of the time roof replacements require a full scaffolding which is also expensive but roof cleaning and recoating can be done withoout expensive scaffolding

How much does roof spraying cost?

The cost depends on the roof size, condition, and chosen coating. It’s typically a fraction of full roof replacement costs. We provide free, no-obligation quotes after inspection. A small house can be as little as £1500+vat
